Some of you are aware of BRRRR method (Buy, Rehab, Rent, Refinance, & Repeat).
Investors such as yourself will put in your shares of capital so we can buy properties under market value to rehab and rent it out. Once the property has brought to market value or exceeds the Property value after rehab and rent we can refinance at a lower LTV and get funds to give back to our investors. The rent will be completely profit.
If we feel that the value of the property has a great chance of selling to gain even higher profit, we will do so. Our investors will get their capital back (if we didn’t refinance) and they will also get 65% of the gain.
Every year that we do not sell, distribution of 80% of the cash flow at year end.
